I bought an old farm house built in 1905. Outer foundations are limestone from an old pit right down the road, all the internal posts and joists are on large stacked rocks. It’s a beautiful old house but man getting it up to date with insulation, siding and hvac sure is pricy.

I hear what you are saying. The house I’m in now appears to have been built in 1924 (Fort Worth’s records storage was burned in late 1926/early 1927) so you have to go go a local University’s Historic Collection to see when your house first showed up in newspapers, tax rolls (if you are exceptionally lucky) or realty sales.
No insulation, in the second largest historical housing group outside NYC with specific bldg rules, approvals needed from both the city and historical assoc., needs updates on plumbing, electric and natural gas is not going to happen because the worn out pipes are run between the first floor plaster and lathe) and the second floor (original hardwood floors).
